Kept House creates an electronic document of the client’s selected estate items (up to 100 items). To build the inventory, Kept House schedules inventory intake days and accesses the house during the agreed time blocks. With care and respect, each item is photographed, measured and tagged for future reference. Outside of the estate property, further research is conducted to arrive at a sound market value price.
The estate’s Valuation Inventory is delivered to the client within 7 business days. The Estate Inventory document includes; market valuation, lot description(3-5 sentences), historical significance (if any), photography and recommended follow up if needed. The estate’s Valuation Inventory is sent to the client as a PDF and delivered via email, thumb drive, cloud folder or print.
ESTATE SALE PROMOTION
Kept House creates a marketing strategy to drive buyers to your estate sale/auction. We use a variety of marketing channels for promotion and market to a profile of buyers. Estate Sale Promotion marketing products range from digital (email or social media) to print mediums (such as flyers or direct mail). The estate sale/auction is announced and promoted on the Kept House website, industry leading estate sale/auction houses and local retail platforms that fit the buyer profile.
IN PERSON ESTATE SALE
Kept House will design, stage and execute an in-person estate sale on the client’s behalf. The home is branded, estate items are staged and priced. These pre-sale tasks are executed 3-5 days prior to sale’s opening by the KH team (KH prefers 5 days). In Person Estate Sales are open to the public and scheduled for a set(s) of consecutive days, most likely Friday-Sunday in 4-6 hour time blocks*. During the sale, buyers are directed to a designated entrance and follow the guided floorplan to view items for purchase. Kept House team members are present in each client approved space and operate checkout. Buyers exit through one designated door.
Kept House asks that Estate Owners are not present during the sale.
*Sales are conducted on the weekends to increase the number of buyers and attendance.

ONLINE ESTATE SALE
Kept House will design and execute an online estate sale on the clients behalf. Online estate sales are open to registered buyers worldwide with no access to the estate’s physical property. Kept House creates and promotes the Estate Valuation Inventory. Online Estate Sales are completed across a scheduled set of consecutive dates following the inventory process. An estate preview is launched 5 days prior to the sale’s opening. The estate preview includes portions of the estate inventory that speak to collectors & buyers. Kept House uses multiple secure estate sale & collectible online resell platforms simultaneously to maximize sale traffic. Items are kept at one price and in the client’s possession until sold and shipped. Shipping is performed after the online sale is closed and buyer payment is processed. Items are shipped to buyers at no additional cost to client. Clients receive the sale’s proceeds within 10 business days via check.

Kept House creates and promotes the Estate Inventory. Online Auctions are completed across a scheduled set of consecutive dates following the inventory process. An estate preview is launched 5 days prior to the sale’s opening. The estate preview includes portions of the estate inventory that speak to collectors & buyers. Depending on the value of each lot, Kept House selects particular auction & collectible online auction houses to maximize bidding. Each Estate Inventory lot has an opening bid (starting price) with set bid increments and an option to set a reserve price (lowest price an item can be sold). Items are kept in the client’s possession until sold and shipped. Shipping is performed after the auction is closed and buyer payment is processed. Items are shipped to buyers at no additional cost to client. Clients receive the sale’s proceeds within 10 business days via check.

HOME CLEAR OUT & DONATION
The Kept House team schedules and manages the removal of client estate items from the physical property on the client’s behalf. Kept House supports the clients as they choose where the estate items are donated. Motor vehicles, boats and trailers may incur additional costs.

The Kept House team creates, and executes a 5 week turnkey operation to give client full peace of mind.
